Living in Chesterfield, Derbyshire, with a daughter at Bath Spa University having worries about accommodation for her second year, the prospect of purchasing a student property and becoming landlords was daunting, especially when you consider we hadn’t bought or sold a property for over 20 years, lived 180 miles from Bath and had never done anything like this before.
We were very fortunate that having viewed lots of properties the one we finally settled on, as the only one that met ours, our daughters and her four friends needs was being sold through @Home Estate agents in Bath.
From the start Toby and the team from @Home were very helpful and understood how anxious we were.  Toby also introduced us to Liane Hanks, who at the time worked with @Home as a letting agent.  With Liane and Toby’s support we were guided through the house buying and student letting process and also offered help with how to upgrade the property to ensure it would be suitable as a student let.  Toby also recommended DezRezLegal as conveyancers and Katy Walters and the team there were also fantastic. Toby was able to ensure communication between us, the sellers and conveyancers ran smoothly and were very surprised by how straightforward the purchasing process was
So after 3 years of being landlords there was only 1 choice when it came to marketing the property, @Home and DezRez, and were very pleased when, within a few weeks, we received and accepted an offer of the full asking price.   With sitting tenants the selling process was more complicated but yet again Toby steered us through, offering support and advice and keeping us calm when things didn’t go exactly as we hoped.  We really appreciated Toby’s years of experience and calm and clear advice which helped to ensure we remained confident that everything would progress to completion on the date required.
Toby and the team marketed the property very effectively; taking great care with photos, ensuring the brochure showed the house to its very best, taking on board requests for brochure wording, ensuring communication between us and the purchasers was maintained, and being sensitive to the needs of our tenants, from carrying out viewings through to repeated accompanied visits with the purchaser once the property had been sold. Nothing was too much trouble.
So a huge thank you to Toby and the @Home team for making the house buying, selling and letting process as straight forward and painless as it could possibly have been, and we still have a little of our sanity left to prove it.
